Service Summary

When you have engaged the service with LENZ, I strive to purpose the best possible price for the property. I am only financially compensated by you as my client, and there are no other commissions that I receive from any other third party.

There are three types of fees:

All prices listed below are payable in Australian dollars and inclusive of GST.

Full service

Research, shortlist, negotiation, and all processes handled until settlement. To ensure the service level, I only work with a maximum five clients at a time.

The non-refundable Retainer Fee: This is an upfront payment. This fee is paid upon signing of the Agency Agreement regardless of whether a property is purchased till the agreement lapses.

Success Fee: This payment is only payable when contracts are exchanged for the property purchase. This fee must be payable within 14 days after the exchange of contracts.

In the case of the final price is outside of the initial budgeted amount, the Success Fee will be adjusted. My pricing structure is setup to offer you the assurance that I negotiate the best possible price for your property.

Negotiation
If you have found a property that you wish to purchase, and would like my service of undertaking the due diligence thereafter (such as inspection, analysis, negotiation and settlement processes). This service is most beneficial to buyers who are struggling getting down to the right price or having lack of time to continue the process. This fee listed below includes negotiation on up to three properties.

Auction Bidding
If you have decided to go ahead with the property that you would like to purchase, I can represent you to bid on your behalf at the auction. The fee of this service is $650 (upfront payment and non-refundable), and with an additional Success Fee $850 if the property is successfully acquired at the auction.
